Adams Streeter was selected by The New Home Company to bring their vision of Lambert Ranch into reality. Adams Streeter was charged with developing a number of different site plans to analyze product yield and to find the most desired house plotting. Lambert Ranch extends through three distinct but connected neighborhoods that thematically derive from the historical origins of the ranch – The Field, The Grove and The Hill. The northern portion of the project; named “The Hill” features single loaded streets with manufactured slopes between terraced building pads. This portion of the project is substantially elevated above the rest of the project and has unobstructed views of the ocean. Significant energy was spent in the planning stages developing a site plan that protected existing Eucalyptus Tree Windrows as conditioned by the City of Irvine.
As developed by Adams Streeter the site plan calls for 169 single family residential homes with 10% of the product being ADA visitable. An existing residence housing the previous land owner is left undisturbed in the middle of the development. The site features a community recreation center with the amenities of a pool, wading pool, spa, and fountain. The project has 3 pocket parks providing open space with landscape amenities and a tot lot with playground equipment and restroom facilities.
Adams Streeter designed construction plans for the rough grading, precise grading, street, sewer, and water improvements. The domestic and recycled water improvement plans required the design of high and low and pressure lines with pressure reducing vaults. Adams-Streeter also prepared a Water Quality Management Plan, Storm Water Pollution Prevention Plan, Hydrology Report, and Cost Estimates for the project.
